How often should we screen and refinish our hardwood gym floors?

I believe there are three separate criterias that determines when a hardwood gym floor needs to be refinished:

  1. To obtain the level of gloss that is desired for each individual facility.

  2. To protect the wood floor itself from dirt being ground into the wood and to protect the lines and graphics from being worn off.

  3. To increase the level of the coefficient of friction.  In other words, to make the floor less slippery.

Please note that all gym finishes gradually lose their coefficient of friction with everyday use.

When should we completely sand our hardwood gym floor?

Sanding a gym floor or any hardwood floor is an aesthetic procedure unless the floor is damaged or cupped, then it becomes a safety procedure.  Sanding returns the floor to its’ original look which then can be lined to fit the facilities current needs and decorated with lettering, logos etc., to fit the facilities budget and desired look.

Should we use a water-base or solvent-base gym finish?

Both systems have their advantages and disadvantages.  Briefly, the differences are:

  1.  Water-base finishes cure faster than solvent-base finishes.

  2. Solvent-base finishes have a higher initial gloss.

  3. Water-base finishes generally have a lower odor than solvent-base finishes, but they do have an odor.

  4. Solvent-base finishes are usually less expensive than water-base finishes.

  5. Water-base finishes are generally harder than solvent-base finishes and they require a more efficient maintenance program to maintain the proper coefficient of friction that is require for hardwood sport floors.
